Discovery Call

We learn about your vision, lot, budget, and timeline. You learn how Parker Design works and which services fit your project. No pressure, no obligation.

Pre-Construction

Design & Plans

Custom floor plans, elevations, and 3D renderings drafted in Chief Architect. We refine the design through revisions until it is exactly what you want.

4–8 weeks

Pre-Construction

Financing

Secure your construction loan with plans, budget, and schedule in hand. We help prepare the documentation lenders require for owner-builder financing.

2–6 weeks

Pre-Construction

Permits

Submit your building permit application with all required documentation. We manage the approval process and address any county or city review comments.

Construction Begins

Construction

Foundation

Site clearing, excavation, and foundation pour. Whether slab-on-grade or pier-and-beam, every inch is laid according to engineered specifications.

2–3 weeks Stage Inspection

Construction

Framing

The skeleton of your home goes up. Walls, roof trusses, and structural elements take shape. This is when you first walk through your home's layout in real life.

3–5 weeks Stage Inspection

Construction

Dry-In

Roof installation, exterior sheathing, house wrap, and windows go in. Your home is now protected from the elements, and interior work can begin rain or shine.

Critical Phase

FEMP

Fire • Electric • Mechanical • Plumbing

The four major rough-in trades work simultaneously. Fireplace installation, electrical wiring, HVAC ductwork, and plumbing lines are all installed inside the walls before they are closed up.

Construction

Insulation

Walls, attic, and crawlspaces are insulated to code. Proper insulation is critical for energy efficiency and comfort in the Texas Hill Country climate.

Construction

Drywall

Sheetrock is hung, taped, floated, and textured. Rooms take their final shape. This is the phase where your home starts looking and feeling like a home.

2–3 weeks

Finishing

Trim & Paint

Interior and exterior paint, baseboards, crown molding, door casings, and trim carpentry. Cabinets, countertops, and flooring are also installed during this phase.

3–5 weeks

Finishing

Finals

Final electrical and plumbing trim-outs, fixtures, appliance installation, hardware, touch-up paint, landscaping, driveway, and final cleaning. Every detail is checked.

2–4 weeks Final Inspection

Celebration

Move-In Day

Certificate of Occupancy in hand, final walk-through complete, and keys in your pocket. Welcome home. You built this—and you did it your way.
